ALTA / As-Built (“Topo”)
ALTA surveys and topographic surveys exhibit several similarities, yet they serve distinct purposes tailored to the requirements of our clients. ALTA surveys adhere to a standardized nationwide standard, catering primarily to corporations, lenders, and land title companies in commercial property transactions. These surveys provide a comprehensive detail of various aspects of a property, encompassing easements, right of way, lines of occupation, encumbrances, utilities, building dimensions, setback requirements and height requirements, among others.
Conversely, topographic/as-built surveys offer flexibility, allowing customization to suit our clients' specific needs. Typically including a boundary survey, they provide detailed horizontal and vertical representations of a property’s structures and visible utilities, facilitated by the use of a total station and/or GPS technology. This adaptability makes them ideal for diverse projects, enabling us to address unique client requirements effectively. While ALTA surveys are commonly employed for title insurance and lease agreements, topographic surveys are versatile tools tailored to accommodate a wide array of project needs.
